Terms & Conditions:

1. Estimate is indicative and Developer reserves the right to change/aIter the same without prior intimation.

2. Registration of the Unit / Apartment is mandatory as per Section 13 of the RERA Act . At the time of booking and registration of the apartment please carry original and photocopy of Pan Card. Aadhaar card and 2 photographs of each applicant.

3. SDR, GST are approximate and will be payable by the purchaser at actuals. Applicable Stamp Duty & Registration Charges to be paid via RTGS / NEFT Io designated account shared by the Developer.

4. 1% TDS is applicable only in cases wherein the Agreement Value exceeds Rs. 50 lakhs. You are required to pay the same as per applicability & provide copy of challan form 16B before our due dates.

5. No confirmation of unit allotment shall be presumed or inferred unless a signed Agreement lo Sell is executed upon payment of due consideration.

6. Any change in applicable government taxes /charges/levies/duties, shall be borne and paid by the customer.

7. On cancellation of the Unit /Apartment. 2.5% AV amount shall be forfeited and the balance (if any) shall be returned to the customer.

8. If the booking formalities are not compIeted within 7 days of paying token, the amount paid so far would stand forfeited automatically and blocked unit would be released for selling without any further notice.

9. Maintenance char9es will be applicable, to be collected separately at the time of possession. Maintenance charges applicable will be approx. Rs. 4 per Sqft. on saleable.

10. Clubhouse Annual Maintenance Fee is Rs.15,000 payable at the beginning of the financial year on or before 31st May of the relevant financial year.

11. Flats are provided with standard specifications, no changes/modification will be entertained.

12. Agreement & Registration needs to be completed within 15 days from the date Of booking.

13. Loan benefit Offer valid on the condition of submission of documents to the in-house Ioan team within 3 days post booking and generation of section letter.
